Real Estate

A portfolio you operate, not one you report on.

The portfolio is known through last month’s report, listings are maintained portal by portal, and the dates that decide money — break, review, expiry — live in somebody’s memory. Gothem gives the owner one current picture of every asset, unit, lease and tenant, and puts the lease’s own dates to work as each one arrives. Nothing has to be replaced: the systems the managers already run stay exactly where they are.

The problem

The only portfolio anyone can see is last month’s.

The Portfolio Is Always Last Month

Ownership sees the book through a pack that closes weeks after the period it describes. Occupancy, arrears, rent roll and valuation each come from a different system and a different hand, and they are brought into agreement by hand before anyone can read them. By the time the pack is signed off, the decisions it was meant to inform have been taken.

Listings Are Maintained Portal by Portal

The same unit is advertised on several portals, each with its own price, its own photographs and its own idea of whether it is still available. Someone updates them one at a time, and what the market sees drifts away from what the portfolio actually holds.

The Dates That Matter Live in Someone’s Memory

Break options, rent reviews, indexation and expiries sit inside lease documents nobody reads twice. They surface as a reminder somebody once set, a note in a diary, or a tenant’s letter — and a missed review is a term the owner has quietly given away.

What Gothem changes

Every asset, every unit, every lease — operated from one model.

The Portfolio as It Stands

Gothem gives the owner one current portfolio drawn from the property, accounting and leasing systems already in place. Asset, unit, lease and tenant agree at last, and the answer the owner reads is the one the managers are working from.

Listings Under Command

Gothem publishes and withdraws listings across every portal from the portfolio itself, and brings what each portal reports back to the unit it belongs to. What the market sees is governed centrally, never maintained portal by portal.

Lease Dates That Arrive as Work

Gothem drives break options, indexation, rent reviews and expiries from the lease itself. The date arrives as work to be assigned, done and answered for — not as a reminder somebody set.

Pricing on the Live Portfolio

Gothem prices a unit against the portfolio as it stands: comparable units, current occupancy, tenant history and what the market last paid. Every move in price is attributable afterwards to the person who made it and the evidence they had.

Maintenance Against the Asset

Gothem dispatches maintenance against the unit, the lease and the obligation that triggered it. Cost, contractor and completion land back on the asset, so the building’s record becomes its own history.

Investors Answered From the Live Portfolio

Gothem answers the owner, the lender and the fund from the portfolio as it stands rather than a pack assembled to a deadline. Each recipient sees exactly what they should and nothing else.

Custody

Your institution. Your ground. No one else’s eyes.

Owner and Investor Confidentiality

Gothem separates what each owner, co-investor and manager may see inside one portfolio. The same platform serves the whole book without any party ever seeing another’s.

Terms Withheld, Not Duplicated

Gothem lets two teams hold the same lease while one of them holds it with the rent, the incentive and the break clause withheld. Confidentiality belongs to the term itself and travels wherever the term goes.

A Portfolio That Learns From Itself

Gothem learns renewal, vacancy and pricing from this portfolio’s own history alone. Nothing is pooled across owners or managers — what the portfolio learns about its market stays with it.
